Warm Roof vs Cold Roof: What's the Difference?
When you're having a flat roof built or replaced you'll hear two terms thrown around: "warm roof" and "cold roof". They describe where the insulation sits in the build-up — and that single difference has a big effect on performance, condensation and whether the roof meets Building Regulations.
Cold roof
In a cold roof, the insulation is placed between the joists, below the deck. It's the older method. The problem is condensation: warm, moist air from inside can rise and meet the cold underside of the deck, where it condenses into water. Without carefully designed ventilation and a vapour control layer, that moisture leads to damp, mould and eventually rot in the timber. Cold roofs can be done correctly, but they're unforgiving of small mistakes.
Warm roof
In a warm roof, a continuous layer of rigid insulation (usually PIR board) sits above the deck, directly beneath the waterproofing. The whole structure below stays warm and within the building's thermal envelope, so the condensation risk is largely designed out. It's the modern, preferred approach and is normally required to meet current Building Regulations on new and replacement flat roofs.

Which should you choose?
For most new flat roofs and extensions, a warm roof is the right answer — better thermal performance, far fewer condensation problems and easier compliance. We fitted a warm-roof single-ply system with 130mm PIR on a house extension in Sprotbrough. A cold roof is occasionally chosen where build height is tightly constrained, but it needs designing carefully.
Whichever route suits your project, the waterproofing layer on top should be a durable, welded single-ply membrane for the longest possible life.

How thick is the insulation on a warm roof? +
It varies with the target U-value, but 120–150mm of PIR is common on domestic work. We’ll specify the right thickness for Building Regs at survey.
